Our Group is a real estate brokerage, consulting and development group located in Prague, Czech Republic. The group was established in mid-1992 by two American attorneys and their Czech partners. Both American partners have extensive experience in a wide variety of real estate transactions in the U.S. and in the Czech Republic. The Czech members have been active in the Czech real estate market from its beginning after 1989 and have considerable experience with Czech business practices. The group’s office is located at Klimentská 1, in the heart of Prague's business district. The office is served by a competent and highly professional multi-lingual support staff.

The Group provides a full variety of real estate and related services, including the following:

  • Lease and acquisition brokerage services;
  • Real estate development;
  • Real estate transaction structuring, negotiation and documentation, including the resolution of tax, financing and corporate issues;
  • Project management - design, procurement, construction management, including cost, time and quality management of the development project and coordination of architectural and construction firms, engineers and other project participants;
  • Information gathering and analysis on the real estate market in Prague, general economic, legal, tax and demographic matters, and Prague real estate property ownership;
  • Assistance in acquiring bank financing and loan brokerage service.



Tyn /Ungelt Courtyard
Is of the most prestigious addresses in Prague, situated between Tynska, Stupartska and Mala Stupartska Streets just 100 meters from Old Town Square. This complex, whose foundations date from the 11th century, was originally a customs duty collection center, and the word “Ungelt” in fact means “toll” in archaic Czech. The courtyard is made up of buildings built in a variety of architectural styles, the most interesting being the beautiful, renaissance-era Granovsky Palace.
Our Group accomplished a reconstruction of the complex in the mid-90’s, and today the buildings house roughly 7,000 sqm of prime retail and office space. The entire office space is occupied by one of the world’s leading professional services organizations, Deloitte & Touche, who had their Central and Eastern European headquarters there. The retail space has become an attractive destination for local and international gallery, restaurant and café operators as well as first-class brand name retailers, so that today the Ungelt Courtyard once again operates as a center of commerce and culture.


Malatova 12
The group completed the development of a 900 square meter building located near the Czech General Court on Kinski Square in Prague 5. Construction works took 9 months, before which time more than 80% of the building was leased.

Prima Builidng
A group company now owns and manages a roughly 5,000 sqm office building at Na Žertvách 24/132 in Prague 8. The building serves as Prima Television’s headquarters.

Podebradska 55
A partner financed and purchased a 10,000 sqm complex of unoccupied office and light-industrial buildings located at Podabradska street 55, in Prague 9. The project was successfully leased to Lucent Technologies. After leasing part of the buildings, the group sold the assets.

Polygon House
An affiliate purchased land in Pankrác, Prague 4 and arranged for the permitting for construction of a 10,000 sqm office building. The group subsequently arranged for the sale of the permitted land.

Other projects
Various Group companies hold interests in a number of additional buildings in Prague 4, 5, and 7 or participate in development of different residential, non-residential or industrial projects in Prague or out of Prague.



Troja Hill
Ungelt Partners has co-developed a residential complex of 615 apartments in Prague 8-Troja, with FINEP & partners, one of the three largest Czech residential developers. The project was completed in October 2004 and 100% sold-out.

Barrandov Cascades II. and III.
Also with FINEP & partners, Ungelt Partners has co-developed 706 apartments in Barrandov, Prague 5 close to Prokopske Valley. Phase II of the project (of 312 flats) was successfully completed near the end of 2003 and also another phase of the project – Barrandov Cascades III. (394 flats) has been completed in the first quarter of 2005. Both phases were sold-out before completion.

Housing of Mazanka
Ungelt Partners also developed, again with FINEP & partners, the Mazanka residential development in Prague 8. The complex will house circa 170 apartments with magnificent views of Prague and easy access to the new Ladvi metro station. Completion is scheduled for the winter of 2005/2006.

Residence Cisarka
In cooperation with Finep, Ungelt Partners is developing 312 flats in a residential quarter of Prague 5, on the border of Prague districts Motol, Strahov and Høebenky. The construction of this two phase project is scheduled to begin before the end of 2005.


River Diamond
The Group, together with Mr. Serge Borenstein and the Immoconsult Group, is also developing a building of 230 luxury apartments along the Vltava river within the greater River City complex. Located in the center of Prague along the river, with excellent views and access to nearby fitness, tennis complexes, and parks, this exclusive city-center development is truly the first of its kind in Prague. Construction is to be completed in late summer 2006.


Nad vltavskym udolim
Ungelt Partners, along with Mr. Omri Sivor and Star Group is developing a residential project of 100 flats in Prague 6, Suchdol. The development, located near the scenic beauty of a natural reserve, offers modern, affordable living combined with a great location outside of Prague‘s center. Construction is scheduled for completion in late Spring 2006 and the project is over 80% pre-sold.


River Lofts
Again, along with Omri Suivor and Star Group, Ungelt Partners is developing a riverside apartment complex of over 130 flats. The development is located in Prague 7, in the fast-growing Holesovice neighborhood. The project which will offer scenic river views, proximity to the Prague’s center, and a high standard of living is scheduled for completion by the middle of 2007.



Thomas Samii - Partner and Executive Head
  • Thomas Samii is a New York attorney who graduated from the New York University School of Law in 1984. In New York Mr. Samii was employed at the firms of Lord, Day & Lord, the first law firm founded in New York City, and Shearman & Sterling, one of the largest law firms in the world.
  • His experience at Lord, Day & Lord ranged from the preparation of the bond and note Offering Statements through which New York City raised over $20 billion a year, to the preparation and negotiation of documents for the purchase and sale of a number of medium size privately held companies. At Shearman & Sterling, Mr. Samii specialized in real estate, corporate and banking transactions.
  • Since his arrival in Prague in September of 1991, Mr. Samii has, in addition to his work with Spectrum Realty, concluded through First Prague Ungelt in which he is a principal, a series of ground leases for a number of buildings in the Ungelt Courtyard Complex, one of the most historic courtyard in Europe. These are being renovated into one of the major mixed use facilities in Prague.
  • Mr. Samii's real estate experience covers a wide range of transactions. At Shearman & Sterling, he served as the Senior Associate for several of the largest hotel acquisitions, office leases, real estate joint ventures, mortgages and construction transactions for which the firm was employed.
  • Mr. Samii's real estate experience includes the negotiation of a number of major leases. These included two of the most significant leases in New York City in 1989; one for Citibank N.A. and one for Viacom International, Inc.
  • Mr. Samii also negotiated a number of substantial construction agreements, including one for the development by John Brown ENC of a chemical plant in Texas for Enichem Elastomers, Inc.
  • Mr. Samii drafted and negotiated the documents for the purchase of the London Marriott Hotel, the Munich Hotel and several other hotels to be developed by Marriott Corporation in Europe.
  • Mr. Samii also represented Citibank, N.A. in the restructuring of the debt and equity interests in the Trump Plaza Hotel.
  • In addition, Mr. Samii has managed or participated in a number of real estate development, mortgage and bankruptcy transactions involving from USD 10 million to over USD 500 million.
